Reservations: require a 50% deposit of entire rental fee. Full payment is required 60 days prior to arrival. If a security deposit for phone and damages are required, it will be with the final payment. By signing this agreement, guests agree to cancellation policies and all other stipulations as stated on our web site or brochures for each individual property.

Forms of payment: Personal checks, money order or money wire transfer. In most cased, the checks must be payable directly to the owners. Their names will be supplied on confirmations. Some properties may only accept a money wire transfer that the client must send. Credit cards are not accepted since we deal directly with homeowners and they are not set up to take credit cards.

Cancellation policy: Unless otherwise stated, the cancellation policies are firm and as follow. During any cancellation, a $250 non-refundable fee will be charged, in addition to: –
120-90 days prior to arrival = money received is 80% refundable.
89-60 days prior to arrival = money received is 40% refundable.
59-0 days prior to arrival = money received is NOT REFUNDABLE
In the event the property is rented for the exact same period and for the exact same price, you will receive a full refund, less the non-refundable cancellation fee.

Travel / Medical cancellation insurance available through our office and most travel professionals. We highly suggest purchasing this protection.

Accommodations: In the unlikely event the property becomes unavailable after a deposit or payments are received, all monies will be fully refunded and reasonable assistance will be offered to the best of our ability to find other similar accommodations. Elite Destinations or its representatives shall not be liable for any other damages or losses whatsoever.

Responsibility/Disclaimer: Neither the owners or representatives of any properties be held responsible for injury, loss, or damage to any person or property of persons occupying the rental property. The rights, if any, of a person occupying the property, or invitees of such person, to assert a claim or seek recourse against any property owner, sales representatives, agents for any injury to the person or property of such person shall be governed by the laws of Mexico and determined exclusively in and by the courts of Mexico having proper jurisdiction. The property owners and/or their representatives shall under no circumstance be responsible for any disturbance or inconvenience to guests occupying the property, due to actions of its neighbors or surrounding areas. We and/or the property owners cannot be held liable in the event of acts of god, omission of supplier (property owner, air carrier, ground transportation, household staff) who does not render service or accommodations.

Guests shall be responsible for the conduct of any minors accompanying the guest or who shall be invited onto the property and shall hold the property owner harmless and indemnify the property owner from and against any damage or injury caused by such minor. Any claim damage or injury by such minor shall be resolved as outlined below.

Elite Destinations is a subsidiary of Holland Cruise Staff, d.b.a. Holland Flying Service in Illinois, a fully accredited corporation providing travel.

Travel Tips: Guests travelling outside the United States are responsible for obtaining proper documents for traveling in Mexico. Be sure to verify with your air carrier/transportation provider for required documents. You may also check with your local Mexican Consulate. Generally, you would be required to have a valid U.S. Passport or a certified or original birth certicate, along with a government issued photo I.D. should also be sufficient. Other nationalities might have certain visa/passport requirements. See your Mexican Consulate. There may be certain restrictions on travelling into Mexico with children, especially if only one parent is travelling. See your Mexican Consulate. Number in San Francisco is 415-392-5554.

Please be advised that Mexican laws can be much more severe than the United States for certain violations of the law, particularly in regards to illegal drugs or prostitution. Any guests using or possessing illegal drugs or allowing prostitution on the rental property, will be removed immediately from the premises and the local authorities will be contacted. Any rent money, including deposits will be forfeited. Please understand these strict policies are for the protection of the guests and the property owners. Mexico is very strict in adhering these policies and the Mexican prison environment is quite different than the United States. It is understood that the undersigned is responsible for the actions of their guests and for seeing that all guests occupying a rental property have read and will abide by this rental agreement and the rules and policies set forth in the property rental’s brochure or on its web site.

Pets: Under no circumstances will pets be permitted on any property .

Restrictions: Most homes have limited the guests for any property to 2 guests per bedroom, unless otherwise indicated. For example, a 6 bedroom home has a maximum occupancy of 12 guests total. If more guests arrive than stated in the reservations, they may be denied or the entire home rental be cancelled with no refunds. Tenants occupying the property will be responsible for all damages caused by themselves, or their guests to the property, or its contents during their stay. Costs for damage will be limited to repairs or replacement value of items damaged and any costs incurred to replace said items. Certain damages may exceed the required damage amount and the renters will be responsible for paying the excess damages.
